Dear Participating Lenders,
Permanent and Temporary buydown costs and fees applied on and after September 4, 2026 will be netted out at time of loan purchase by the master loan servicer.
Permanent and Temporary buydown costs and fees applied on or before September 3, 2026 will need to be wired directly to WSHFC prior to loan purchase.
How to determine if the cost and/or fee is wired or netted?
If the file contains a condition for the permanent rate or temporary buydown costs and fees to be wired to WSHFC, the buydown was placed on or prior to September 3 and the buydown costs and fees will need to be wired directly to the Commission.
If the file does not contain a condition for the permanent or temporary buy down costs and fees, the costs and fees will be netted out at time of loan purchase.
Please note: All temporary buydown reserve funds are sent directly to the master loan servicer after loan closing, it will not be netted out at time of loan purchase.
Please provide this notice to the applicable department at your company.
The Home Advantage and House Key manuals reflect the above changes.
Please note: Permanent Rate Buydown requests must still be made using the online JotForm found on our website.
